Choosing between an off-plan property and a ready one is usually the first real decision a Dubai buyer makes. Both can be the right answer; they simply suit different goals.
The case for off-plan
Buying off-plan means buying from the developer before the building is complete. Developers typically offer payment plans that spread the cost over the construction period, and sometimes beyond handover, which lowers the capital needed up front. Buyers can often choose from the best units in a launch, and the home is brand new on completion.
In Dubai, off-plan payments are made into a regulated project escrow account, and the purchase is registered with the Dubai Land Department on its off-plan register (Oqood). These protections matter, but they do not remove every risk, which is why the developer and the project still need careful assessment.
The case for ready property
A ready property can be viewed, inspected and lived in or rented out straight away. What you see is what you buy: the view, the finishes, the noise levels and the service charges are known. For investors, rental income can start immediately; for end users, there is no wait.
Questions to ask yourself
- Do you need to move in or earn rent soon, or can you wait for completion?
- How does the payment plan fit your cash flow, and what is due at handover?
- What is the developer’s record of delivering on time and to the promised quality?
- How does the price compare with ready homes in the same area?
- Will you be buying with a mortgage, and when would you need it?
Our view
There is no universal answer. We look at your timeline, budget and objectives first, then compare specific off-plan launches with ready alternatives in the same communities, so the decision rests on value and strategy rather than marketing. Speak to an advisor to compare your options.
