Buying property in Dubai from overseas: the main steps

International buyers can own freehold property in Dubai. Here is how a typical resale purchase works.

International buyers can own property outright in Dubai’s designated freehold areas, and the buying process is well established. Here is how a typical resale purchase works.

1. Agree the price and terms

Once you have chosen a property, the price and terms are agreed with the seller and both parties sign a memorandum of understanding, usually the standard RERA contract known as Form F. A deposit, commonly 10% of the price, is normally held until transfer.

2. Developer clearance

The seller applies to the developer for a no-objection certificate (NOC), confirming there are no outstanding service charges or restrictions on the sale.

3. Transfer at a Dubai Land Department trustee office

Buyer and seller, or their representatives, complete the transfer at a registered trustee office. The balance is paid, usually by manager’s cheque, and the title deed is issued in the buyer’s name. The Dubai Land Department charges a transfer fee of 4% of the purchase price, alongside smaller administrative fees.

Buying with a mortgage

Non-residents can obtain mortgages from some UAE banks, generally with a lower loan-to-value than residents and more documentation. A mortgage pre-approval before you agree a price makes the process smoother.

Can you buy remotely?

Yes. Many overseas buyers complete through a power of attorney, with their advisor and a conveyancer handling the steps in Dubai.

Residency

Property investment can make buyers eligible for UAE residence visas, including long-term options. Thresholds and conditions are set by the authorities and change from time to time, so we confirm the current requirements for each client.
